1. Get Your Documents Ready

Before starting your application, it’s important to gather all the required documents. This helps ensure your application is processed quickly. You will typically need:

  • Proof of Identification: A copy of your driver’s licence, passport, or other government-issued ID.
  • Proof of Income: Recent payslips, a letter of employment, or your Centrelink statement.
  • Rental History: Contact details for your current or previous landlord/agent and a rental ledger (if available).
  • References: Personal or professional references who can vouch for your reliability as a tenant.

2. Submit Your Application Online

Once you’ve found the perfect property, you can submit your application online by providing all relevant information and uploading your documents.

We ask that you carefully read and acknowledge our privacy policy before submitting your application, as this ensures that your personal data is protected in line with the Privacy and Data Protection Act 2014.

3. Application Review Process

After we receive your application, our team will review it in accordance with the Residential Tenancies Act (VIC). We will:

  • Verify your references and rental history.
  • Conduct a background check using the National Tenancy Database to ensure there are no outstanding rental disputes.
  • Assess your ability to meet the financial requirements of the lease.

4. Providing Additional Information

If your application is shortlisted, we may contact you to clarify certain details or request additional information. This could include more recent financial information or clarification on previous rental arrangements. Promptly responding will help us process your application more efficiently.

5. Successful Applicants

If your application is approved, we will contact you with a formal offer. You will then be required to:

  • Sign the Lease Agreement: All lease agreements are prepared in line with the Residential Tenancies Act (VIC) to ensure they meet the latest legal standards.
  • Pay the Bond: The bond is usually equal to four weeks’ rent and must be lodged with the Residential Tenancies Bond Authority (RTBA). You will receive a bond receipt and confirmation once lodged.
  • Pay the First Rent: You will need to pay the first rent instalment before moving in. This ensures everything is set up smoothly for the start of your tenancy.

6. Moving In

Once the paperwork is completed, you’re ready to move in! Our team will provide you with the keys and any relevant details about the property. You’ll also receive an Entry Condition Report that details the state of the property when you move in. Make sure to review it carefully and return it to us with any comments.

  • Multiple Applications: Some properties may receive multiple applications. If you’re unsuccessful, we will keep your details on file (with your consent) and contact you when a similar property becomes available.
  • Privacy Protections: All personal information collected during the application process is handled in accordance with the Privacy and Data Protection Act 2014.
